Requirements

To qualify for the residence permit, applicants must satisfy one of each of the following investment requirements:

Real Estate Investment

Real estate purchase value of EUR 500,000 and above; or

Real estate purchase value of EUR 350,000, for properties older than 30 years or properties located in urban regeneration areas (the amount of EUR 350,000 can be reduced by 20% when in a low-density area with less than 100 inhabitants per Km2, or with a GDP per capita below 75% of the national average)

Other Investment Options

Capital transfer with a minimum value of EUR 1million into a Portuguese bank account, or a specific approved investment option.

or

Capital transfer with a minimum value of EUR 350,000 for investment in research activities.

or

Capital transfer with a minimum value of EUR 350,000 for the purchase of shares in investment funds, or in venture capital geared to the capitalization of small and medium companies.

or

Capital transfer with a minimum value of EUR 250,000 for investment in artistic output or maintenance of national heritage.

Process

The process for obtaining Portuguese residence permit is relatively straightforward, however, it is a very delicate process that requires a meticulous level of focus on several details. The process will take approximately 4 to 6 months from day of submission of the application. The initial permit is issued with a validation period of one year and is renewable for two subsequent periods of two years. The applicants are expected to make at least four trips to Portugal during the five-year period: twice at the initial application (first trip is made to choose the qualifying investment and initiate the legal process, and second to provide the biometric data). The remaining trips are made at each renewal (year one and year three).

Applicants are eligible to apply for Portuguese citizenship after 6 years of residency. Portuguese language skills of A2 level (beginner’s level) are required.
